Why book direct with us
The thing that changes when you book direct is everything around it.
You found this site. You're probably also looking at a larger platform you've booked through before. Booking.com. Airbnb. Maybe Vrbo. A familiar interface, buyer-protection language, a system you've used and know works.
This page is to make the case for what changes when you book the same villa through us instead.
Rhodes Holiday Villas has managed properties on this island for thirteen years. Our team is more than seventy people, based in Rhodes Town, operating year-round. We manage 600+ properties on Rhodes, and across our direct bookings the guest review score sits at 9.9. Most of the villas you're looking at on the other platforms are ours. Same property, same beds, same pool, same key.
The price is the same or better. Never higher.
Every third-party platform builds a commission into the price you see. You don't see it as a line item. It's folded into the nightly rate, the cleaning fee, the service charge, or all three. Typical OTA commission on a villa booking is fifteen to twenty percent.
When you book directly with us, that commission isn't there. The price you see is the price we set. For most properties, in most weeks, that means a meaningful saving against the same villa listed elsewhere. For properties under rate-parity agreements, the direct price will at least match the third-party rate, and we can usually add value the platform can't (a welcome basket, a late checkout, a service we'd otherwise bill separately).
Our position is simple. If you find the same property bookable at a lower public rate on another channel, tell us and we'll match it. The best internet rate, in writing, on the booking confirmation.
We manage these properties. We don't just list them.
This is the part most platforms structurally can't compete on.
A platform's job is to host a listing, take a booking, and route messages between guest and host. It doesn't go to the villa. It can't tell you whether the pool was repainted last winter, whether the air conditioning in the master bedroom actually keeps up in August, or whether the second bathroom is large enough to share. The person you're messaging through the platform may have never been inside the property either, and is probably reading the same description you are.
Our team is on the ground. That means:
- We inspect each property in the week before your arrival, not only on turnover day
- We handle maintenance through the year, so things that wear out get replaced before they fail during your stay
- We know each villa specifically (which pool has a shallow entry, which terrace is overlooked, which kitchen handles a dinner for fourteen)
- If something isn't right when we inspect, we fix it before you arrive, not after you've complained
- If something goes wrong during your stay, you call the same team that runs the property
The difference shows up most clearly when something does go wrong. On a platform, the support flow runs guest to platform to host to maintenance. Direct, it's guest to us to maintenance. The middle step is the difference between a small hiccup and a half-day of your holiday spent on hold.
A real team, based here, replying the same day
More than seventy people, based in our Rhodes Town office, operating year-round. Not a call centre. Not a chatbot. Not a part-time founder answering messages in the evenings.
When you message us about dates, about whether a villa works for a group of ten with young children, about which area suits a quieter trip, the reply comes from someone who knows the answer. Most replies arrive within a few hours during business hours, same day outside them. Greek public holidays included. February included.

For most questions, WhatsApp is fastest. For booking changes, anything with attachments, or a longer back-and-forth about which villa fits, email works better.
What happens if something goes wrong
This is the part of direct booking guests worry about. Fairly. On a platform, you feel protected by the brand. Direct booking can feel riskier, especially the first time.
A few honest things about what we are and how we operate:
- A registered Greek company. Our legal name, GEMH registration number, and tax number are in the footer of every page on this site. The MHTE licence number for each property is displayed on the relevant property page where applicable. These are public records.
- Secure payments. Bookings are processed through the Webhotelier booking engine, using the same banking infrastructure used across the European travel industry. Card details aren't stored on our servers.
- A direct contract. Your booking contract is with us, the company that manages the villa, not a third-party host you've never heard of in a different country.
- Clear cancellation terms. Written by us, shown on the property page and in the booking confirmation, before you commit. Not buried in a thirty-page document. If anything is unclear, ask before you book.
- Damage deposits, where charged, are disclosed before booking, processed through the same engine, and returned within the agreed window after departure.
- Disputes resolved directly. Rare, but they happen. They stay with us, not with a platform's arbitration process. We resolve directly because we're the company that took your booking and the company that runs the villa.
We aren't pretending to be infallible. The trade we're offering is that when something does go wrong, you reach the people who can actually fix it, on the island, the same day. A platform's protection is mostly a process for getting your money back after a holiday has already gone wrong. That's a different kind of safety net.
Reviews you can read before you book
Before this site, our reviews lived on Booking.com and Airbnb, where they've accumulated over years across the portfolio. We have not deleted them or moved them. They're searchable, on the platforms, under each property name. Read them.
Our direct-booking review score, collected separately, sits at 9.9. We can show you property-specific reviews on request if a particular villa is on your shortlist.
We don't run a public review feed yet on the new site. That's coming. For now, the honest path is: read the Booking and Airbnb reviews on the property you're considering, then talk to us about anything they don't answer.
The services that turn up because you booked direct
When you book direct, you also have direct access to everything we arrange around the villa. One conversation, one team, one contact point.
- Airport transfers. A vetted driver at Diagoras with the right size vehicle for your group and luggage, confirmed in writing before you fly.
- Car hire. Delivered to your villa door instead of a queue at a rental desk. We use a single local supplier we've worked with since the start.
- Grocery delivery. Fridge stocked before you arrive. Send a list, or take our standard basket.
- Private chef. A four-course Rhodian menu cooked in your kitchen, paired with local wine, kitchen left clean. Useful for arrival night, anniversaries, group dinners, or any evening you'd rather not move.
- Yacht days. A skippered boat from Mandraki, Faliraki, or Charaki, sized for the group, route confirmed in advance.
- Experiences. Guided tours of the Lindos acropolis, winery visits in Embonas, half-day trips to Symi or the Valley of the Butterflies, booked into your week with timings that work around the heat.
None of this needs a separate vendor or a separate transaction. It all goes through us, and you can add or change items up to the days before you arrive.

Book online. Each property page has live availability and live pricing from our booking engine. Select your dates, see the total cost (no hidden fees added at the final step), and complete the booking with a card. You'll have a confirmation in your inbox within minutes and a contact from our team within hours.
Talk to us first. If you'd rather discuss the villa, the location, or what week makes sense before you commit, message us. WhatsApp +30 69 79 86 73 19 with the dates and what the trip is for. We'll come back with a shortlist, live prices, and answers to anything you've asked. Complete the booking through the same conversation when you're ready.
Either way, you're booking with the people who manage the villa. Same building, same team, same number to call if your flight is delayed at midnight and you need to push the check-in by two hours.
