This is the collection for groups of eight to sixteen people. Milestone birthdays, family reunions, weddings, big-anniversary trips, the kind of week you've been planning since last summer and probably the summer before that.

The villas here are picked because they actually hold a group. Enough bedrooms that no one ends up on a sofa bed. A kitchen that can produce a birthday dinner for fourteen, not a slightly larger studio kitchen. An outdoor table that genuinely seats the whole crowd. A pool that works for a group swim, not a tiled decoration.

Every villa in this collection has been on the ground with our team. We've stood in the kitchen during a busy turnover. We've sat at the outdoor table. We know which villas work for a group and which ones look like they do in the photographs and then disappoint when sixteen people arrive.

Space that holds a group without squeezing it

Big in the listing isn't always big in real life. Bedroom count is the easy part. The harder questions are usually:

  • Can fourteen people actually sit at the outdoor dining table, or only ten?
  • Is the pool large enough for a group swim, or is it really a plunge pool with two loungers next to it?
  • Can the kitchen handle a dinner for sixteen, or will half the group be cooking in shifts?
  • How many bathrooms are there, and what's the ratio to beds?
  • Are the bedrooms similar in quality, or is there a clear hierarchy that someone will end up unhappy about?
  • Are there quiet corners so the early sleepers and the late ones don't end up listening to each other?

Bedroom configuration matters as much as count. Eight bedrooms doesn't mean eight rooms for eight couples. Some are doubles, some are twins, some are family rooms with a single bed off the main room. For groups, we tend to ask:

  • How many couples are travelling, and how many singles
  • Whether the kids are sharing with parents or in their own rooms
  • Whether there's a couple who would prefer a more private wing
  • Whether anyone needs ground-floor access
  • Whether anyone needs an en-suite, and how flexible the rest of the group is on shared bathrooms

Once we know that, we match the sleeping plan to the villa before you commit. The wrong configuration ruins the first night. The right one means nobody draws the short straw.

No noise surprises

Noise rules vary across Rhodes and they matter more for groups than for any other kind of trip.

Some villages enforce strict quiet hours, with the local police taking complaints seriously. Some villas sit close enough to neighbours that an outdoor speaker after midnight will end the evening for everyone. Some properties have no neighbours within earshot at all.

Before you ask, we tell you. Every villa in this collection comes with a clear summary of what's allowed and what isn't:

  • Whether outdoor music is fine, and until what time
  • How close the nearest neighbour is, and whether they're a permanent resident or another holiday let
  • Local quiet hours (usually 11pm to 8am on Rhodes, but it varies)
  • Whether the property has hosted weddings or larger events before
  • What happens if a neighbour complains

If the brief involves a DJ, a live band, or a late party, tell us up front. We can shortlist properties where that works rather than waste a week with a villa that doesn't.

Where to put a group on Rhodes

For large groups, location matters more than people expect. A villa that's perfect on paper can be the wrong call if it sits at the end of a narrow road four cars can't pass on. A few of the considerations:

  • Faliraki and the central east coast. A long sandy beach, easy logistics for sixteen people heading out together, plenty of tavernas and beach clubs that can handle a group booking, and parking that's actually parking. The right call for a celebration that wants day and night options without driving an hour to find them.
  • Kolymbia and the villages further north. Quieter, slower, better for a reunion that wants space over scene. The bay is sheltered, the eucalyptus avenue down to the beach is the kind of detail that ends up in the family WhatsApp afterwards.
  • Lindos and the immediate area. The acropolis on the hill, the village at the foot of it, the rooftop bars above the lanes. The village itself does most of the work. The honest catches: roads inside Lindos are narrow, parking is a planning exercise, and the larger villas sit on the hillsides so guests will need a short drive or a longer walk to get into the centre.
  • The south. Lardos, Pefki, Kiotari, Gennadi. The right call for a wedding week or a multi-generational reunion. Quieter villages, longer beaches, properties with real space between them, and tavernas that take a fourteen-person booking on a Tuesday without flinching.

Add what the group actually wants

A villa is the foundation. What the team can layer on:

  • A private chef for the main night. Birthday dinner, rehearsal dinner, welcome night, end-of-week feast. Four courses for the whole group, paired wines, a clean kitchen by the time the speeches start.
  • Grocery delivery before you arrive. The first night with sixteen people is not the moment to discover the nearest supermarket is twenty minutes away. Send a list, we'll have the fridge stocked.
  • A boat day for the group. Private charters from Mandraki, Faliraki, or Charaki, sized for the group. Calm-water coves, lunch on board, swimming off the back. Twelve to twenty people on most charters, more on the larger boats.
  • Transfers for the arrival waves. Groups rarely land together. We can coordinate multiple pickups from Diagoras, drop the early arrivers at the villa, and have a second vehicle waiting for the later flights.
  • Wedding logistics. Catering kitchen access, civil ceremony coordination, florist contacts, hair and makeup at the villa on the morning. Not every villa in this collection works for an actual ceremony, but several do. Ask us early if this is on the table.

None of this arranges itself. The team handles it in the weeks before you arrive, so the week runs the way it's supposed to from the moment your group lands.

A milestone birthday in Lindos is a different brief from a wedding in the south. A reunion with three generations needs a different villa from a stag week with twelve of the same generation. Tell us:

  • What you're celebrating, and the rough vibe (party-led, low-key, formal, mixed ages)
  • How many people, in what configuration of couples, singles, and kids
  • Which evenings matter most (one big night with a chef? Three dinners out?)
  • Whether anyone needs ground-floor access or has mobility constraints
  • What time of year, and how flexible the dates are
